As I'm prepping the place to sell it, yet wanting to keep some measure of sanity in the process, I've been using the following approach:

I set a timer for 15 minutes.  During that 15 minutes I chill, have some coffee, do some interwebz, etc.  When the 15 minutes are up, I do one of the items on my list of things to get done.  Once I've accomplished that, I take another 15-minute break.  

It works out quite well, and makes it feel as though things are getting done with minimal effort.
